What Is an Annual Maintenance Contract — and Is It Worth It?

An annual maintenance contract (AMC) is a yearly agreement where a maintenance company carries out scheduled preventive work on your property and responds to breakdowns, usually for a fixed fee.

What's typically included

  • Scheduled AC servicing (often quarterly)
  • Electrical, plumbing and general checks
  • Reactive callouts with priority response
  • Minor repairs within the scope

What to check before signing

  1. Visit frequency — how many preventive visits, and what each includes.
  2. Response times — for emergencies and normal requests.
  3. Parts — included, discounted or charged at cost?
  4. Exclusions — major replacements, specialist systems, cosmetic works.
  5. Reporting — will you get visit reports and photos?

Who benefits most?

  • Landlords who want tenants' issues handled without being the middleman.
  • Villa owners with multiple AC units, pumps and water heaters.
  • Businesses that can't afford downtime.
  • Portfolio owners who want one contractor and one report across properties.

Is it worth it?

If your property has several systems that need regular care — and in Dubai most do — an AMC usually costs less than paying for ad-hoc servicing and emergency repairs, and it reduces the chance of a mid-summer AC failure. See our AMC plans.
