Overview
Complete office, clinic and retail fit-outs: partitions, ceilings, MEP, joinery, flooring and approvals.
Fit-outs without the subcontractor chain
On a typical fit-out, a main contractor hires separate firms for partitions, MEP, ceilings, joinery and glass — and you pay for the coordination gaps in delays and finger-pointing. Awais runs those trades in-house. One project lead plans the sequence, one team carries it out, and one contract covers the whole job.
What a fit-out with Awais includes
- Space planning — layouts for workstations, meeting rooms, reception, pantry and storage.
- Partitions — gypsum, glass and acoustic partitions, built to the layout. See partition installation.
- Ceilings — gypsum, grid and bulkhead ceilings with integrated lighting.
- MEP — AC duct and diffuser modifications, lighting, power and data, fire alarm and sprinkler coordination.
- Finishes — flooring (carpet tiles, vinyl, epoxy, porcelain), paint, wall panelling and branding.
- Joinery and glass — reception desks, pantry units, storage, glass doors and manifestation film.
Approvals handled
Commercial fit-outs in Dubai usually need landlord and building management approval plus authority approvals such as Dubai Municipality, Civil Defence and DEWA — or Trakhees and free-zone authorities in areas like Jebel Ali, Dubai South and the free zones. We prepare the drawings and manage submissions so the programme isn't held up.
Built around your business
Need to keep working while we build? We phase works, build out of hours and keep noisy and dusty tasks away from occupied areas. At handover you receive as-built details, warranties and a snag list closed to your satisfaction.
Who we work with
Offices and co-working spaces, clinics and wellness centres, retail and showrooms, warehouses with office mezzanines, and restaurants needing back-of-house fit-out.
